5 mistakes to avoid when selling your home

Selling your home can be a stressful process, especially if you’ve never gone through it before. Lots of people aren’t prepared for the hassle of letting strangers come into their home, only to criticise it and offer much less than you think It’s worth. Don’t spend too much time and money preparing your home for sale.

Lots of people believe that they can speed the process up and make much more of a profit by fitting a whole new kitchen and bathroom. However this doesn’t always work out as well as you’d think money wise with all of the fitting costs. The chances are you’ll just about break even. Instead of thinking about huge costly changes, focus yourself on painting, cleaning and refinishing surfaces as this is the quickest and cheapest way of increasing sale price.

Don’t make rooms into things that can’t be changed by the new owners.

Spare rooms that can be used as an extra bedroom, or anything else the potential new owner wishes is a desirable quality for your home to have. Therefore don’t make any big changes that can’t be undone, like changing it into a home cinema or shower room. Potential buyers can see past wallpaper and paint.

Don’t get too emotionally involved.

There’s no doubt that your house will have become more than just a roof over your head over time. You’ll have so many memories in there it can become hard to detach yourself and start thinking objectively. Although it will be absolutely perfect for you, it might not be for anybody else. For that reason It’s always best to keep your home as basic and neutral as possible so that viewers can begin to picture changes they’d like to make.

 

Don’t set an unrealistic price.

Lots of people make the mistake of setting the bar too high, but you have to stop and think, am I being realistic? It is natural to want to ask for as much money as possible, but this is a sure-fire way to end up with your home sitting unsold for months and months while others around it are getting snapped up at much more reasonable prices.

Do consider giving your garden a make-over or adding a conservatory.

According to research conducted by the FSCS, a spacious and desirable garden can increase your home’s value by up to £5,000 and by adding a conservatory, you could increase the value by 7%.
