If you are thinking of renting a property, it can be a stressful task trying to find the right location and home for you. There are lots of things to consider when looking for a place and even after you’ve moved in. Here are some helpful hints and tips to help you out.
- Do your research
Make sure you thoroughly research the areas and properties you want to live in. If you have children, make sure you look at all of the local schools. Search at OnTheMarket.com for properties in areas that you want to live in. You’ll be able to filter the results by the amount of rent and the accommodation so that you can create a shortlist of potentials to go and look at.
2. Prepare your finances
Before you start viewing properties, you will need to work out your finances. Think about all of your outgoings including council tax, energy and broadband. Also think about administration fees and deposits which is usually your first months rent.
3. Haggle over the price
Lots of people aren’t aware that rent isn’t set in stone. Landlords always have room to negotiate. They are more likely to lower the price if it is empty. The longer they have an empty property, the more money they will be losing out on so it may be in their best interest to lower the price.
4. Carry out a full inventory
I know things can be extremely hectic the first few days after moving in, but make sure you carry out a FULL inventory! Go through every room with a fine toothed comb and take a note of any problems you spot, no matter how big or small. By not doing this you are leaving yourself open for blame from the landlord at the end of your tenancy and could lose your deposit.
5. Make sure standing orders and direct debits are set up properly
Always ensure that your rent is paid on time and without any delays. Failing to pay rent is a serious problem and you could even end up in court over the issue. Even if you’re having issues with your landlord, never withhold your rent payment. Similarly, when you come to set up direct debits for your bills, make sure there are no problems with the account you choose. The last thing you need is bad credit as this could affect your chances of renting elsewhere in the future.
